The pre-design phase focuses on understanding the site and project requirements before design work begins. Design Consultation
Every successful project begins with understanding. Through conversation and early exploration, we discuss the goals, context, and opportunities of the project to establish a strong foundation for the design process.
If both parties decide to proceed, AJF Studio provides a written proposal outlining the scope of work and next steps.
Schematic Design
During schematic design, the overall direction of the project is established. We explore concepts through drawings and design studies to define the architectural vision and evaluate spatial relationships, massing, and site strategies
Design Development
In design development, the project is refined and key architectural elements are further defined. Floor plans, elevations, and sections evolve to clarify how the building will function and appear, preparing the design for detailed documentation.
Construction Documents
The construction documents phase produces the detailed drawings and specifications required for permitting, bidding, and construction. These documents communicate the project clearly to contractors and consultants, supporting an efficient permitting process and coordinated build.
Construction Administration
During construction, AJF Studio provides support to help maintain the design intent and assist the project team as the building takes shape. This may include responding to contractor questions, reviewing submittals, and periodic site observations.
